Behind on Mortgage Payments in DeSoto, TX? You Have Options.

Texas foreclosure moves fast. So do we.

Missing a few payments doesn't mean you have to lose the house — or the equity in it. But in Texas the clock is shorter than most people realize, and every month you wait narrows your choices.

We buy houses in DeSoto, TX from owners who are behind, and we can close before the sale date. You walk away with your equity instead of a foreclosure on your record.

What you should know

How fast foreclosure actually moves in Texas

Texas is a non-judicial foreclosure state. The lender doesn't need to sue you. After you're in default, they send a notice of default giving you at least 20 days to catch up. If you don't, they post and mail a notice of sale at least 21 days before the auction. Sales happen on the first Tuesday of the month at the county courthouse.

Put together, that's roughly 41 days minimum from the first formal notice to losing the house — and there is no statutory right to buy it back afterward. Whatever equity you had goes to the lender and the auction buyer.

Every option, including the ones that aren't us

Reinstatement: pay everything you're behind plus fees, and the loan goes back to normal. Forbearance or loan modification: the lender agrees to pause or restructure — call them, it costs nothing to ask. A deed in lieu: you hand the house back voluntarily; it avoids the auction but you get no equity. A short sale: sell for less than you owe with the lender's blessing, if you're underwater.

Selling before the sale date: if you have equity, this is usually the option that puts money in your pocket. A traditional listing takes 60–90 days with financing and inspections — often longer than you have. A cash buyer can close in 7–14 days.

How we help

Tell us your sale date. We'll get you a written offer within a day or two of seeing the house, and we've closed in under two weeks many times. The title company pays off your lender directly and wires you the difference. If you need a few extra days after closing to move, we'll build that in.

If the numbers show you'd be better off with a modification or a listing, we'll tell you that. We'd rather you trust us next time than push a deal that doesn't fit.

Behind on Payments in DeSoto, TX

DeSoto is mostly 1970s through 2000s houses on generous lots — bigger homes than the rest of the southern county, with the foundation and roof issues that come with North Texas clay soil at 30 to 50 years old. It's a stable, owner-occupied city, and the houses that come to us are usually estates, divorces, or owners who'd rather not put $40,000 into a house before selling it.

Areas we buy in: Windmill Hill, Frost Farms, Meadow Creek, Ten Mile Creek area, Old DeSoto near Hampton Road.

ZIP codes: 75115.

How it works

1

Tell us about the house

Get a written offer

We look at the property once and put a real number in writing, usually within 48 hours. We show you how we got there.

3

What to have handy when you call

None of this is required to get started — it just makes the offer faster.

Questions people ask us

Is it too late if I've already gotten a notice of sale?

Usually not. If the sale is at least 10 days out, we can typically still close before it. Call today — every day matters here.

Will you deal with my lender?

The title company requests the payoff and handles it at closing. If you're comfortable authorizing us, we can also talk to the lender to confirm the sale date and payoff amount.

I owe more than the house is worth. Can you still help?

Possibly, through a short sale where the lender agrees to accept less. It's slower and depends on the lender. We'll tell you honestly whether it's realistic.

Does this hurt my credit?

Selling the house is a sale, not a foreclosure. Missed payments already reported will stay, but you avoid the foreclosure entry, which is the one that does the most damage for the longest time.

Who you're dealing with

I'm Mike Jackson. I'm a real estate investor based in Dallas, TX, and I buy houses across Dallas County, Texas — including DeSoto, TX. I'm not an agent and I'm not a national call center. When you call the number on this page, you're calling me.

I started doing this because I kept watching families lose money on houses they didn't want, to a process that wasn't built for them. A cash sale isn't right for everyone, and I'll tell you if it isn't right for you. When it is, I'll make it the easiest part of a hard situation.
