Taxes are due January 31. On February 1 they're delinquent, and penalty and interest start stacking: 7% in February, climbing month by month to 18% by July, when the county can add collection attorney fees of up to 20% on top. A $6,000 tax bill can be a $9,000 problem within a year.
Dallas County uses a law firm to collect. They file suit, get a judgment, and the property is sold at a sheriff's sale on the courthouse steps. If the house is your homestead you have two years to redeem it after the sale, but you pay a 25% premium the first year and 50% the second. Non-homestead property gets only 180 days.
If you're 65 or older or disabled and the house is your homestead, Texas lets you file a tax deferral affidavit that stops collection entirely while you live there — interest still accrues at a low rate, but no suit, no sale. Many people who qualify have never been told.
Most taxing units will set up a payment plan on delinquent taxes, typically 12 to 36 months, which stops the lawsuit while you're current on the plan.
And if you'd rather be done with the house, selling it clears the taxes from the proceeds. The lien is paid at closing like any other lien.
