What selling with a tenant looks like in Texas

The lease goes with the property. When we buy, we step into your shoes as landlord — same lease, same rent, same rules. Texas requires the security deposit to transfer to the new owner and the tenant to be notified in writing, and we handle that paperwork at closing.

If the tenant is behind or on a month-to-month, that's our problem after closing, not yours. We don't need the house empty and we won't ask you to run an eviction first. Texas evictions move through JP court in a few weeks, and we're comfortable doing it ourselves if it comes to that.
