Notices, citations, liens, board hearings — we buy through all of it.
Code enforcement notices start small — tall grass, a fence down, a car in the yard — and escalate to citations, municipal court, liens, and in Dallas, hearings in front of the city's rehabilitation standards board for structures the city calls substandard.
We buy houses in Lancaster, TX with open code cases, fines, and liens. The violations are our problem after closing; the fines are paid from the sale proceeds.
Mike Jackson will call or text you shortly, usually within the hour during the day. If it's urgent, call (972) 954-6120 now.
A notice of violation gives you a deadline to fix the issue. Miss it and the city can issue citations (each day can be a separate offense), abate the problem itself and bill you, and file a lien against the property for the cost. In Dallas, a house with serious structural, plumbing, or electrical deficiencies can be referred to the Urban Rehabilitation Standards Board, which can order repair within a set time or demolition.
Liens for abatement and unpaid fines attach to the property, not just to you. They have to be paid before title can transfer — which is exactly what happens at closing when you sell.
If the violations are cosmetic and you have the cash and the time, fixing them is cheap. If they're structural — foundation, roof, electrical, plumbing — you're looking at permits, licensed contractors, and inspections, often $20,000 or more, on a schedule the city sets. Many owners decide the house isn't worth that fight and would rather hand it to someone who does this for a living.
We'll pull the open cases, price the repairs into our offer, and close through a title company that pays the city what's owed. We've bought houses the week before a board hearing. Once we own it, the city deals with us.
Lancaster is one of the oldest towns in Dallas County — the historic square dates to the 1800s — and the neighborhoods around it are a mix of early-1900s cottages, 1960s–'80s ranches, and newer subdivisions along the edges. Housing is more affordable here than most of the county, which makes it a strong rental market and means a lot of the houses we see are landlord-owned.
Lancaster's code enforcement is active on tall grass and exterior condition, and we buy houses here with open notices and liens regularly.
Areas we buy in: Historic Town Square, Millbrook, Boardwalk, Rolling Meadows, North Lancaster near I-20.

A licensed Texas title company handles everything. Close in as little as 7 days, or later if you need time. Cash wired to you.
None of this is required to get started — it just makes the offer faster.
They're paid at closing from the sale price, the same as a mortgage or back taxes. You don't write the check.
No. Call us before the hearing. A sale in progress or completed changes the conversation with the city entirely.
Yes. Title can transfer; the repair-or-demolish order goes with the property and becomes ours to satisfy.
We buy to renovate or to sell to a builder who will. Either way, the property gets fixed or replaced — that's the only way anyone makes money on it.
I'm Mike Jackson. I'm a real estate investor based in Dallas, TX, and I buy houses across Dallas County, Texas — including Lancaster, TX. I'm not an agent and I'm not a national call center. When you call the number on this page, you're calling me.
I started doing this because I kept watching families lose money on houses they didn't want, to a process that wasn't built for them. A cash sale isn't right for everyone, and I'll tell you if it isn't right for you. When it is, I'll make it the easiest part of a hard situation.
Call or text Mike Jackson directly. No obligation.
