Sell a House With Back Taxes in Mesquite, TX

Delinquent taxes get paid at closing. You keep the rest.

Property taxes in Dallas County are high, and once you fall behind they grow fast. Penalties, interest, then attorney fees, then a lawsuit from the county's collection firm. Eventually a tax sale.

We buy houses in Mesquite, TX with delinquent taxes — even with a tax suit filed or a sale date set. The taxes get paid out of the sale proceeds at closing, and you never write that check yourself.

What you should know

How Texas property tax delinquency works

Taxes are due January 31. On February 1 they're delinquent, and penalty and interest start stacking: 7% in February, climbing month by month to 18% by July, when the county can add collection attorney fees of up to 20% on top. A $6,000 tax bill can be a $9,000 problem within a year.

Dallas County uses a law firm to collect. They file suit, get a judgment, and the property is sold at a sheriff's sale on the courthouse steps. If the house is your homestead you have two years to redeem it after the sale, but you pay a 25% premium the first year and 50% the second. Non-homestead property gets only 180 days.

Options you might not know about

If you're 65 or older or disabled and the house is your homestead, Texas lets you file a tax deferral affidavit that stops collection entirely while you live there — interest still accrues at a low rate, but no suit, no sale. Many people who qualify have never been told.

Most taxing units will set up a payment plan on delinquent taxes, typically 12 to 36 months, which stops the lawsuit while you're current on the plan.

And if you'd rather be done with the house, selling it clears the taxes from the proceeds. The lien is paid at closing like any other lien.

How we help

We pull the exact delinquent amount from the county, make you a written cash offer on the house as it sits, and close through a title company that pays the taxing units directly. If a sale date has been set, we've closed in time to stop it before.

Back Taxes in Mesquite, TX

Mesquite grew fast in the 1960s through the '80s, and most of the city is brick ranch houses from that era on quarter-acre lots — solid bones, original kitchens, aging roofs and foundations. A lot of them are still owned by the families who bought them new, which is why inherited and estate houses are so common here.

It's one of the most consistent markets in the county for us: houses near Town East and along I-30 and I-635 sell quickly once they're renovated, so we can pay well for the ones that need work.

Areas we buy in: Town East, Northwest Mesquite, Falcon's Lair, Creek Crossing, Rodeo City area, Southeast Mesquite near I-20.

ZIP codes: 75149, 75150, 75181.

Questions people ask us

There's a tax suit already filed. Can you still buy?

Yes. The suit gets dismissed when the taxes are paid at closing.

The house already sold at tax sale. Is there anything left to do?

If it was your homestead and it's been less than two years, you may still have the right to redeem. Talk to an attorney quickly — the premium goes up after the first year.

Do the taxes come out of my money?

They come out of the sale price at closing, along with any mortgage. What's left is wired to you.

What if the back taxes are more than the house is worth?

That's rare in Dallas County with today's values, but if it happens we'll tell you straight and point you toward the deferral or payment plan options.

Who you're dealing with

I'm Mike Jackson. I'm a real estate investor based in Dallas, TX, and I buy houses across Dallas County, Texas — including Mesquite, TX. I'm not an agent and I'm not a national call center. When you call the number on this page, you're calling me.

I started doing this because I kept watching families lose money on houses they didn't want, to a process that wasn't built for them. A cash sale isn't right for everyone, and I'll tell you if it isn't right for you. When it is, I'll make it the easiest part of a hard situation.
