Delinquent taxes get paid at closing. You keep the rest.
Property taxes in Dallas County are high, and once you fall behind they grow fast. Penalties, interest, then attorney fees, then a lawsuit from the county's collection firm. Eventually a tax sale.
We buy houses in Oak Cliff with delinquent taxes — even with a tax suit filed or a sale date set. The taxes get paid out of the sale proceeds at closing, and you never write that check yourself.
Mike Jackson will call or text you shortly, usually within the hour during the day. If it's urgent, call (972) 954-6120 now.
Taxes are due January 31. On February 1 they're delinquent, and penalty and interest start stacking: 7% in February, climbing month by month to 18% by July, when the county can add collection attorney fees of up to 20% on top. A $6,000 tax bill can be a $9,000 problem within a year.
Dallas County uses a law firm to collect. They file suit, get a judgment, and the property is sold at a sheriff's sale on the courthouse steps. If the house is your homestead you have two years to redeem it after the sale, but you pay a 25% premium the first year and 50% the second. Non-homestead property gets only 180 days.
If you're 65 or older or disabled and the house is your homestead, Texas lets you file a tax deferral affidavit that stops collection entirely while you live there — interest still accrues at a low rate, but no suit, no sale. Many people who qualify have never been told.
Most taxing units will set up a payment plan on delinquent taxes, typically 12 to 36 months, which stops the lawsuit while you're current on the plan.
And if you'd rather be done with the house, selling it clears the taxes from the proceeds. The lien is paid at closing like any other lien.
We pull the exact delinquent amount from the county, make you a written cash offer on the house as it sits, and close through a title company that pays the taxing units directly. If a sale date has been set, we've closed in time to stop it before.
Oak Cliff is the most varied part of Dallas: 1920s Tudors and bungalows in Kessler Park and Winnetka Heights, 1940s–'50s cottages around Elmwood and Wynnewood, and 1960s–'70s ranches farther south toward Red Bird. Values have climbed steeply in the north half over the past decade, which means a lot of long-time owners and heirs are sitting on houses worth far more than they realize — often with the tax bill to prove it.
We buy across Oak Cliff, from teardowns near Bishop Arts to estate houses in Glen Oaks.
Areas we buy in: Bishop Arts, Kessler Park, Wynnewood, Kiest Park, Elmwood, Red Bird, Cedar Crest, Beckley Club Estates, Glen Oaks.

None of this is required to get started — it just makes the offer faster.
Yes. The suit gets dismissed when the taxes are paid at closing.
If it was your homestead and it's been less than two years, you may still have the right to redeem. Talk to an attorney quickly — the premium goes up after the first year.
They come out of the sale price at closing, along with any mortgage. What's left is wired to you.
That's rare in Dallas County with today's values, but if it happens we'll tell you straight and point you toward the deferral or payment plan options.
I'm Mike Jackson. I'm a real estate investor based in Dallas, TX, and I buy houses across Dallas County, Texas — including Oak Cliff. I'm not an agent and I'm not a national call center. When you call the number on this page, you're calling me.
I started doing this because I kept watching families lose money on houses they didn't want, to a process that wasn't built for them. A cash sale isn't right for everyone, and I'll tell you if it isn't right for you. When it is, I'll make it the easiest part of a hard situation.
Call or text Mike Jackson directly. No obligation.
