In some cases a buyer can take an assignment of the claim — that's a conversation for your adjuster and an attorney, and we're happy to have it.
If you have a mortgage, the lender is usually named on the insurance check and will want the loan paid or the house repaired. Selling and paying the loan off at closing satisfies that.
A badly burned structure in Dallas or the surrounding cities will draw a code case, and a structure deemed unsafe can end up with a repair-or-demolish order and a deadline. The longer it sits, the more likely the city forces the issue on its schedule rather than yours. Selling to someone who will actually do the work resolves the case.
