You didn't ask for this. We'll make the house part simple.
When a parent or relative passes, the house is usually the biggest thing left behind — and the biggest headache. Taxes keep coming due, the yard keeps growing, insurance companies get nervous about a vacant house, and every sibling has a different opinion.
We buy inherited houses in Pleasant Grove exactly as they sit. Furniture, paperwork, a garage full of forty years of stuff — leave what you don't want. You don't clean, you don't repair, and you don't pay a commission.
Mike Jackson will call or text you shortly, usually within the hour during the day. If it's urgent, call (972) 954-6120 now.
Title has to move from the person who passed to whoever now has the right to sell. In Texas that usually happens one of a few ways: probating the will (independent administration is common and relatively quick), a Muniment of Title when there's a will and no debts beyond the mortgage, a Small Estate Affidavit for modest estates without a will, or an Affidavit of Heirship filed in the county deed records when there's no will and the family agrees on who the heirs are.
Which route fits depends on whether there was a will, how much the estate is worth, and how many heirs there are. A probate attorney can tell you in one conversation. If you don't have one, we work with several in Dallas County and can point you to someone who charges a flat fee.
If the deed still shows "Estate of" or "Heirs of" on the Dallas County appraisal roll, that's the step that's stuck. It's fixable, and we've walked plenty of families through it.
Every heir has to sign. If there are four siblings and one lives in Oregon, we handle a mobile notary or remote closing so nobody has to fly in.
The homestead exemption ends with the owner, so the property tax bill often jumps the next year.
Most homeowner's insurance policies stop covering a house that's been vacant more than 30–60 days. A pipe burst in an uninsured empty house is how a lot of inherited-property stories end badly.
Inherited property generally gets a stepped-up cost basis for federal capital gains, which is why many families owe little or no tax on the sale. Confirm that with a CPA — it's usually good news.
We'll look at the house, make a written cash offer, and give you a timeline that works around the estate — we can close a week after title is clear or hold the contract while the probate finishes. Title company handles the money. You never meet a buyer's inspector or renegotiate after an inspection report.
Pleasant Grove is southeast Dallas — mostly 1950s and '60s brick ranches on decent lots, built for the families who worked at the plants along Loop 12 and I-30. Many are still owned by those families or their heirs, and the neighborhood has one of the highest concentrations of estate-titled houses in the city.
Renovated houses here sell quickly to first-time buyers, so we can make competitive offers on the ones that need work.
Areas we buy in: Buckner Terrace, Urbandale, Piedmont, Pleasant Grove Center, Bruton Road area.
ZIP codes: 75217, 75227.
Call, text, or use the form. Five minutes of questions — no sales pitch.
We look at the property once and put a real number in writing, usually within 48 hours. We show you how we got there.
A licensed Texas title company handles everything. Close in as little as 7 days, or later if you need time. Cash wired to you.
None of this is required to get started — it just makes the offer faster.
You can sign a contract with us before it's finished, and we'll wait for the court to clear title before closing. We can't legally close until whoever is selling has the authority to sign the deed.
No. Take what matters to you and leave the rest. We handle the clean-out after closing.
Every owner has to agree. We can sometimes structure a buyout so the holdout keeps a share or the others get paid out — but we can't force anyone. An attorney can explain partition options if it comes to that.
No. We're the buyer, not an agent. The number on the offer is the number you get, minus normal closing items like any mortgage payoff or unpaid taxes.
I'm Mike Jackson. I'm a real estate investor based in Dallas, TX, and I buy houses across Dallas County, Texas — including Pleasant Grove. I'm not an agent and I'm not a national call center. When you call the number on this page, you're calling me.
I started doing this because I kept watching families lose money on houses they didn't want, to a process that wasn't built for them. A cash sale isn't right for everyone, and I'll tell you if it isn't right for you. When it is, I'll make it the easiest part of a hard situation.
